5 Features to Boost the Value of Your Home

11 June 2020 by Eileen

If you’re one of the many thousands of people who are renovating a property in order to sell it, then you’ll be happy to know that adding value to your property doesn’t have to cost you a fortune. In fact, a few simple changes to the property can make a huge difference. Here are some of the top features that will add value to your home:

5 Features to Boost the Value of Your Home

1. Trendy Fixtures and Fittings

Evidence has shown that properties with trendy features like designer radiators, barn doors, or farmhouse sinks are likely to sell much faster and at a much higher value than properties that don’t have these features. It’s a great idea to find out what the most popular home features are and add some of these into your property.

One of the most popular trendy features in a home in 2020 is designer radiators. Installing designer radiators like these from Just Radiators are the perfect way to increase your home’s value. Just Radiators have a huge range of radiators to suit your home, style, and budget. Whether you’re looking for a cast iron radiator or a more modern style, they’ll have something perfect for you.

Having designer radiators installed throughout your house will make it stand out and will add value to it. They are relatively cheap to purchase and are as easy to install as a traditional style radiator. If you’re looking for one feature that will boost the value of your home, then a designer radiator is definitely the way to go.

2. Lighting and Switches

The right type of lighting can make any home look (and feel) nicer than it actually is. If you’re wanting to sell your home fast and increase how much it’s valued at then it’s a good idea to install good quality lighting throughout. Spotlights are one of the most popular lighting options available at the moment and they can be installed in any room. Spotlights are relatively cheap to buy, but you will require an electrician to fit them for you.

Changing your light switches is another great way to add value to your property. Research has shown that dimmer switches will add more value to your property than regular switches, but they are also slightly more expensive to buy. These switches allow you to alter the lighting in your room by turning a knob or sliding a level. They are a brilliant way to improve the ambience of a room. Again, dimmer switches are relatively cheap to purchase, but you will require a qualified electrician to fit them for you.

Another brilliant way to add value to your property with lighting is by adding under-unit lights in your kitchen. Under-unit lights are easy to install and they can help to significantly increase the value of your property. This type of lighting doesn’t cost a fortune, so it’s a brilliant choice for anyone on a tight budget.

3. Hardwood Flooring

The most popular (and practical) type of flooring used in the UK is wooden flooring. Before installing unfinished wooden planks, you should think about purchasing pre-finished wooden flooring. Pre-finished flooring is ready to be installed straight into your home (it will not require sanding or finishing once it’s laid).

It doesn’t matter what type of flooring you choose to put down in your property, it’s going to cost money. One of the best things about pre-finished flooring is that it’s usually much cheaper to install than the alternatives.
Another benefit of pre-finished flooring is that it’s much easier and quicker to install than other wood flooring options. Adding wooden flooring to your downstairs rooms like your hall and lounge will help to increase your home’s value.

4. Feature Wall

Decorating your home is probably one of the most obvious ways you can increase its value. While small defects (such as paint chips) won’t affect the price your house is valued at, it may put potential buyers off or they may want the price reducing. These are some of the things that could put potential buyers off:

  • Mouldy sealants in the bathroom and kitchen
  • Peeling paint
  • Lifting flooring
  • Cracks in the plasterwork
  • Dripping taps

Making sure your home is decorated to a good standard will help boost its value and help it to sell quicker.

Currently, one of the most popular ways to decorate a home is by painting a feature wall in each room. A feature wall is a wall that is painted (or wallpapered) in a different colour to the other walls so that it stands out. A feature wall can help increase the value of your property if done well.

5. New Windows and Doors

One of the best ways to improve the value of your property is by updating the windows and doors. Changing your windows and doors will improve its curb appeal, enhance the property’s energy efficiency, and increase the overall value of the property. Changing your windows and doors may cost a fair bit of money in the short term, but if you’re trying to add value to your property then it’s definitely something you should consider.

Even if you’ve got no intention of selling your property in the near future, it’s still worth thinking about how you can increase its value in case you ever want to. The last thing anyone wants to hear is that their home is now worth less than what they purchased it for. Why not see if you can improve the value of your property by including some of these features in your home?
