Improving your home can have a significant impact on your quality of living and also the desirability of your property if you are looking to sell and move up the property ladder. Whether you are looking to create that all-important space for you and your family, or you want to add value, there a number of things you can do. The Office of National Statistics recently revealed that we spend around £30 billion a year on home improvements across the UK; that’s around £43 million every week!

With so many things you can do for your home, where do you start? The National Association of Estate Agents revealed some of the most preferred modifications to add value to your home, so here are just a few!

Adding an extra bedroom

Almost 50% of asked professionals revealed that adding an extra bedroom is one of the best ways to add value to your property. Depending on the size and other variable, an extra bedroom could be cost-effective, or costly. For example, do you need to create an extension for your latest bedroom, or can you rearrange the current layout?

The number of bedrooms a property has can have an impact on the sale price, with an increased amount of bedrooms usually having a positive effect. The amount you pay for an additional bedroom will more than likely pay itself off; a double bedroom could add more than 10% to the value of your house!

Building a conservatory

A conservatory is still a very desirable feature for a home; it’s a great way to add space, and often you don’t even need planning permission. Having a modern conservatory built can be incredibly appealing to buyers, but only if they are built with great quality materials.

If you are thinking of having a conservatory built for your home, you might want to consider your options. Opting for a contemporary structure with an innovative solid tiled roof can mean your conservatory is even more desirable than before.

A conservatory could increase the value of your home by 5%. However, remember not to take up all of your garden space in building it as a garden is also an attractive feature for those buying a home!

Kitchen refurbishment

The kitchen is often seen as the hub of the home, and one of the most important rooms. Upgrading your kitchen can create a wow-factor to your house. Having an attractive, fresh look to your kitchen is an essential for buyers, giving the property a new lease of life.

Whether you choose to overhaul the whole room and have a new kitchen fitted, or you just want to neaten everything up such as the doors and paint, it can have a huge impact for the better. Consider the current layout of your kitchen and if it could be improved!

To add value to your home this way, be sure to invest in better quality kitchen units with eye-catching features and seamless design to impress anyone who walks in.

Improve the kerb appeal

The first impression of your home can be absolutely crucial if you are looking to sell. Many buyers will judge your home before they have even got out of the car, and it can be very difficult to turn around first impressions! There’s a lot to be said for a neat and appealing appearance to your home, whether it’s a small change or something a little bigger.

For example, repainting the brickwork, or the doors and windows can make a huge difference. If you have a garage door, ensure it is in great condition and even consider replacing it. If you’re looking to do something a little more extravagant, adding a porch to your home can transform its appearance!

Adding value to your home has never been easier, but make sure you weigh up the costs and rewards before you begin to knock any walls down!
